Exterior project guide
This is a project-fit shortlist, not a claim that one company wins every exterior job. The three companies below have working official sites that publish exterior-painting service in Southern Utah. They are listed in name order, and every inclusion links to the company’s own description so you can verify the scope yourself.
Use the list to choose bids, then compare those bids line by line. A useful estimate explains preparation, repairs, primer, coating system, protected areas, schedule, cleanup, and warranty. A bare total does not tell you whether two painters priced the same work.

3 Ropes Painting
3 Ropes publishes exterior painting alongside stucco repair, drywall repair, cabinet refinishing, and other coating work. Its service page says its own crew performs the painting work and describes prep, primer, written scope, and color confirmation. That makes it a relevant bid when an exterior repaint also needs stucco or surface repair.

Blue Moon Painting’s official site presents the company as a Southern Utah painting contractor and publishes exterior-painting work for St. George and nearby communities. Review its project examples, then ask which crew and preparation steps would apply to your exact substrate rather than assuming every exterior receives the same process.

Dixie Painting’s official site publishes residential exterior painting and names a broad Southern Utah service area that includes St. George, Washington, Santa Clara, Ivins, Hurricane, and other nearby communities. Its site also provides a direct company phone and quote route. Confirm the written prep and repair scope for your property before comparing its total with another bid.

Walk the property and write down every surface that may be included: stucco fields, wood or composite siding, fascia, soffits, trim, doors, garage doors, railings, block walls, detached structures, and previously coated metal. Photograph cracks, peeling, chalking, stains, failed caulk, exposed material, and places where landscaping or roof access complicates the work.
Decide whether repair belongs in the paint contract. If one bidder includes crack repair, damaged stucco, dry rot, or replacement caulk and another assumes sound surfaces, their totals are not comparable. Ask each company to identify exclusions and allowance items in writing.
Ask what happens if washing exposes loose coating or repair needs that were not visible at the estimate. Ask who decides whether a surface receives spot primer or a full prime coat. Ask whether doors, fixtures, address numbers, cameras, utility equipment, and landscaping will be masked or removed and reinstalled. Ask how the crew records approved colors and sheen before material is purchased.
Schedule matters too. The agreement should explain the anticipated work sequence, access needs, weather delays, daily cleanup, and who can approve a scope change. If an HOA or property manager must approve colors, settle that responsibility before the start date. Keep the final payment tied to a walkthrough against the written scope rather than to a vague statement that the job is complete.
Request at least two written estimates for a meaningful project. Give every bidder the same surface list and the same repair questions. Check current licensing and insurance directly, look at recent work that resembles your property, and call references when the scope is large. The official service links above establish only why each company is relevant to the comparison; they do not establish workmanship on your future job.

PCA’s repaint preparation standard (P14) distinguishes basic cleaning from more extensive repair and finish preparation. Ask each bidder to name the steps and surfaces included. Record exclusions before comparing totals.
